Why This Region Is Different

Palm Beach County: What Drives Rodent Problems Here

Palm Beach County contains two rodent markets that share a name and almost nothing else.

East of the Turnpike it is coastal and suburban. There is no cold break, so roof rats breed across all twelve months with no seasonal reset. Barrel tile is common, leaving open eave, hip and ridge ends where closures have degraded. And an unusually high share of housing is association governed: condominiums, attached villas, coach homes and 55 plus communities across Boynton, Boca, Palm Beach Gardens and North Palm Beach. In that construction the attic is frequently a shared void, so sealing one unit relocates the population rather than removing it, and responsibility for the roof and envelope normally sits with the association rather than the owner. Residents here frequently pay personally for work that is not theirs to commission and get a temporary result anyway.

West, in the Glades, everything changes. Belle Glade, Pahokee, South Bay and Canal Point sit in the Everglades Agricultural Area, and standing sugarcane holds very large populations across acreage measured in square miles. Harvest and burning displace them en masse toward the nearest structures, arriving as a wave over days rather than a gradual drift. Packing houses and bulk handling produce Norway rat conditions at ground level, and the Lake Okeechobee rim, dike and canal banks are permanent linear burrowing habitat.

Between them, Wellington and Loxahatchee are equestrian and acreage country where barns, feed rooms and poultry coops hold the population before the house does.

What To Ask Any Company Working In This Region

  • Are the outbuildings in scope? On Wellington and Loxahatchee acreage the barn or coop is usually the source.

The Season Here

When Palm Beach County Rodent Calls Spike

  • September through March, fruit season. Mango, avocado and citrus in coastal gardens draw colonies toward structures.
  • Cane harvest and burning, October through April. The dominant Glades driver, displacing populations at agricultural scale.
  • Hurricane season, June through November. Falling pressure drives rodents to shelter, and flooding pushes canal bank and field populations toward dry structures.
  • Seasonal residents, November through April. A very large share of coastal property stands empty for months.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. That means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

Yes. Florida regulates pest control under Chapter 482, Florida Statutes, administered by FDACS, and rodent work falls under General Household Pest and Rodent Control. Your assigned operator provides their licence number on your written estimate and you can verify it through the FDACS licensee search at fdacs.gov.

Do you use poison?

Not as a default. A poisoned rat does not go outside to die, it dies inside your wall, which turns a rodent job into an odour job. And rodenticide creates secondary poisoning risk for Florida owls, hawks and other raptors, as well as for pets.

How long does the whole job take?

Sealing is typically one to two days on site depending on the structure and the number of openings. Trapping and verification run alongside and generally take two to four weeks before zero activity is confirmed. Attic restoration, if needed, is scheduled after that.

What size gap can a roof rat get through?

Anything larger than about half an inch, roughly the diameter of a quarter. House mice need considerably less, which is why mouse exclusion is finer detail work.

Does homeowners insurance cover rodent damage?

Generally no. Insurers treat infestation as gradual and preventable rather than sudden and accidental, and most standard Florida policies exclude rodent damage. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not.
