Why Boca Raton Is Different

No Winter, Tile Roofs, and a Governance Question Nobody Answers

Boca sits in roughly USDA zone 10b. Winter temperatures never drop low enough to suppress roof rat breeding, so populations do not reset each year the way they do north of Orlando. There is no season to wait out. A colony established in April is larger in December, not gone.

The architecture is the second factor. Boca is dominated by the Mizner influenced Mediterranean style and its barrel and S tile roofs, and tile is the entry point homeowners understand least. It leaves open ends at the eave, the hip and the ridge, and those openings run straight under the underlayment into the attic void. The foam closures and mortar meant to block them degrade in UV, get displaced by wind, or were never fitted properly. A rat does not chew through your tile. It walks in at the open end.

The third factor is the one that actually delays repairs. A very large share of Boca housing sits inside HOA or condo association governance, and when rodents get into the attic the first argument is about who owns the problem. Responsibility for the roof, the attic, the exterior envelope and limited common elements is set out in your governing documents, not by custom. Where Rats Get In Across Boca Raton

Boca is not one housing stock, and the entry points differ sharply between the beachside stock, the central grid and the western communities out past the Turnpike.

  • East Boca and the beachside streets. Older stock, salt air exposure, mature canopy and heavy tropical planting against the structure. Salt attacks exposed cut edges on galvanised mesh faster than most installers allow for, so exclusion here has to be specified for coastal conditions.
  • Boca Del Mar, Del Prado and the central corridor. 1970s and 1980s build out, low pitch attics that are slow to work, original soffit returns that have separated at least once, and dense mature landscaping.

  • West Boca out toward 441 and Glades Road. Newer master planned construction with fewer openings per house, but consistent across the plan, dominated by unsealed AC line sets and return air chases.
  • Condominium and townhome stock throughout. Shared attic voids and party wall construction mean a neighbouring unit untreated is genuinely your problem, and exclusion has to be scoped at building level rather than unit level.

Why tile roofs change the quote

Tile closures generally have to run every open eave and hip line rather than being spot sealed, because a rat will simply walk to the next open end. That is more labour than sealing a shingle roof and it is the main reason Boca exclusion pricing sits at the higher end. If a quote for a tile roofed house looks unusually cheap, ask specifically whether closures are being fitted along the full run or only where activity was seen.

The Season Here

When Boca Raton Rodent Calls Spike

  • September through March, fruit season. Mango, avocado, citrus and lychee are common in older Boca gardens and all are roof rat food. The diagnostic sign is fruit hollowed out while still hanging on the branch.
  • June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter while the system is still offshore. Afterwards, flooded ground burrows and palm boots plus new roof damage push them up.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • Seasonal residents, roughly November through April. A Boca house closed from May to November gives a colony six or seven undisturbed months, and the first sign is usually the smell on arrival.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Palm Beach County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Boca Raton attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Your insurance almost certainly does not cover it

Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not.
