Before You Call

What To Have Ready

None of this is essential, but it makes the first call considerably more useful and it helps us tell you honestly what you are dealing with.

  • Your ZIP code. Conditions differ enormously across Florida and it tells us which region playbook applies.
  • Where you are hearing it. Overhead at night is roof rats. Low in walls or burrows near the foundation is Norway rat, and that is a completely different job.
  • When you first noticed. The gap between week two and month eight is frequently the difference between a trapping job and a full attic restoration.
  • Whether the house has stood empty. Seasonal and rental property changes the likely scope substantially.
  • Any deadline. Insurance renewal, 4 point inspection or a closing date all change how the work is scheduled.
  • Anyone immunocompromised, pregnant, elderly or very young in the household. It changes both priority and how contaminated material is handled.

Out of State

If You Do Not Live in Florida

This is common and it works well. Access is arranged with your property manager, a neighbour, the HOA or a lockbox. The inspection is documented with photographs, and the report and written quote come by email. Many seasonal owners have work completed before they arrive.

Ask for the photo file rather than a verbal all clear. Images of the eave line are the only way to verify from another state that somebody actually got on a ladder. See Seasonal Home Inspection.

The Florida Rodent Control is a lead referral and information service run by John Kevin, operating since 2005. We are not a licensed pest control business and we do not perform the work ourselves. All work is carried out by independent companies operating under their own FDACS licence under Chapter 482, Florida Statutes. Your assigned operator provides their licence number and insurance certificates on your written estimate, and you should verify that number at fdacs.gov before work begins. Read more about us.

What is the fastest way to reach you?

Call (380) 227-2240. A person answers rather than a message service, and if it is genuinely urgent, meaning a rodent loose in living space, an odour making a room unusable or anything involving the electrical panel, say so at the start of the call.

What should I have ready when I call?

Your ZIP code, roughly where you are hearing or seeing activity, when you first noticed it, and whether the house has been unoccupied for any length of time. If you are working to an insurance renewal or a closing deadline, say so, because it changes how the work is scheduled.

Do you charge for the inspection?

No. The inspection is free through the operators we refer, and you keep the photographs and the written quote whether or not you proceed.

How quickly can somebody come out?

Inspection is usually available within a day or two across most of our coverage. Genuine emergencies are prioritised same day where possible. Bear in mind that a same day visit can make a property safe and complete the inspection, but exclusion takes two to four weeks of trapping and verification to finish properly.

Can you help if I am out of state?

Yes, and it is common. For seasonal and rental property we arrange access with your manager, neighbour or a lockbox, document everything with photographs, and email the report and quote. Many owners have the work completed before they arrive.

Do you have a physical office I can visit?

We operate as a referral service by phone and email rather than a walk in office. Everything is handled on the phone, by email and at your property.
