What a Real Inspection Actually Covers
A rodent inspection is not a technician standing in your driveway agreeing that you have rats. It is a survey of a building envelope, and if nobody puts a ladder against your house it did not happen.
The exterior survey walks the full roofline: every run of soffit and fascia, tile ends at eave, hip and ridge, roof vents and turbine vents, ridge and gable louvres, stucco expansion joints, roof to wall transitions, and the mechanical penetrations for AC line sets, condensate, plumbing vents and dryer vents. Then ground level: garage door corners, weep holes, stem wall penetrations and lanai or pool cage attachment points.
The attic survey looks for droppings and their distribution, which tells you how long and how widely, greasy rub marks on runways, nesting material, urine staining, chewed wiring, contaminated or flattened insulation, and daylight visible through gaps.
It also identifies the species, which decides the entire plan. Roof rat work happens along the roofline. Norway rat work happens at grade. Flying squirrels are a different legal framework again. Getting that wrong wastes the visit.

Do you need to go in the attic?
Where access allows and where it is safe. Some attics are too low, too hot or too contaminated to enter safely, in which case the exterior survey and a partial attic assessment from the hatch carry more of the work.
What if I just want a second opinion?
That is a perfectly good reason to book, particularly if another company has quoted insulation replacement before setting a single trap. You get photographs you can compare against.
Will somebody call before they arrive?
Yes, every time. The most common reason Florida homeowners leave their existing pest company is not failed treatment, it is that nobody called and nobody answered the phone.
Are the operators you refer licensed?
Yes. Florida regulates pest control under Chapter 482, Florida Statutes, administered by FDACS, and rodent work falls under General Household Pest and Rodent Control. Your assigned operator provides their licence number on your written estimate and you can verify it through the FDACS licensee search at fdacs.gov before work begins.
Do you use poison?
Not as a default. A poisoned rat does not go outside to die, it dies inside your wall, which turns a rodent job into an odour job. And rodenticide creates secondary poisoning risk for Florida owls, hawks and other raptors, as well as for pets. The approach is mechanical: trapping plus permanent exclusion.
