The mid century stock is the first factor. Much of Lantana was built out from the 1950s through the 1970s, which puts original soffit and fascia detail five to seven decades into a thermal cycling life. That is long enough for aluminium panels to have dropped out of the fascia channel along whole elevations rather than at single points, and for vent screening to have long since degraded. Exclusion here is frequently measured in full runs rather than individual patches.

The second factor is the mobile home and multifamily stock, which is high here. A mobile or manufactured home has an underside that is dry, sheltered and almost never inspected, reached through skirting that gets pushed aside rather than chewed. Multifamily buildings have shared attic voids where sealing one unit relocates the population rather than removing it, and responsibility sits with the association or owner.

Third is the waterfront. Marine and fishing operations, bait handling, marina property and waste around the working waterfront produce ground level Norway rat conditions distinct from the roof rat problem in the residential streets.

What you will notice first in a Lantana home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, slower and harder than running, usually meaning they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Palm Beach County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

Your insurance almost certainly does not cover it
