Southwest Florida: What Drives Rodent Problems Here

Southwest Florida has no meaningful winter, which is the first thing that separates it from the rest of our footprint. Lee and Collier counties sit in roughly USDA zone 10a to 10b, so roof rats breed across all twelve months and there is no seasonal reset. Advice written for North Florida, where a genuine cold break drives a concentrated autumn push, simply does not apply here.

The second condition is tile. Barrel and S tile is near universal across the region, and tile leaves voids at the eave, the hip and the ridge that are meant to be closed with foam closures, mortar or bird stop. When that closure material degrades in UV, cracks, gets displaced by wind, or was never fitted properly along the full run, the void leads under the tile and into the attic. A rat walks in. There is no chewing and nothing visible from the ground.

The third condition is Hurricane Ian, which made landfall as a Category 4 on 28 September 2022 and reshaped the built environment across Lee and Collier. Much of what stands now on the barrier islands and along the coast is rebuilt or repaired, and new construction is not sealed construction. Soffit fitted to a settling structure opens gaps within a year or two, mechanical penetrations get foam sealed by whichever trade got there first, and elevated reconstruction to current flood requirements adds an underside that standard Florida surveys skip entirely.

Inland the picture changes completely. Lehigh Acres has undeveloped platted lots interleaved with occupied houses, Immokalee is agricultural country with packing houses and Norway rats at grade, and Alva is river and ranch land where the barn holds the population before the house does.

What To Ask Any Company Working In This Region

The right questions differ by region, because the conditions do. These are the ones that matter most across Southwest Florida.

• What mesh are you using, and will the cut edges be sealed? On the islands and anywhere near salt, raw galvanised cut edges corrode within a few years while the work still looks sound.
• Are tile closures running the full length of every open line, or only where activity was seen? A rat will travel along the fascia to the next open end, so spot sealing does not hold.
• Is the underside in scope? On elevated or pier built property that space is frequently where the problem lives.
• Could any of this be builder warranty? On post Ian rebuilds, incomplete penetration sealing and unclosed temporary openings are arguably construction defects.

The Season Here

When Southwest Florida Rodent Calls Spike

• September through March, fruit season. Mango, avocado and citrus in established gardens draw colonies toward structures. The sign is fruit hollowed out while still hanging on the branch.
• Hurricane season, June through November. Falling pressure drives rodents to shelter beforehand, and afterwards flooded ground harborage pushes populations underneath raised structures.
• Seasonal residents, November through April. A very large share of coastal property stands empty from May to November, giving a colony six or seven undisturbed months.
• No cool season reset. Unlike North Florida there is no temperature driven push, because there is no cold break to drive it.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. That means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.
