Why Fort Myers Beach Is Different
An Island Rebuilt, and What New Construction Left Open
Fort Myers Beach is the most reconstructed market in Florida. Hurricane Ian made landfall as a Category 4 on 28 September 2022 and Estero Island took catastrophic storm surge. What stands here now is substantially newer than what stood in 2021, and that is the single most important fact about rodent work on the island.
New and rebuilt construction is not sealed construction. Soffit and fascia detail fitted to a structure that is still settling opens gaps within a year or two. Mechanical penetrations get sealed with foam by whichever trade made the hole, on a schedule under pressure. Temporary construction openings do not always get closed. And on a rebuild programme running at this scale, with crews working fast across an entire island, the proportion of properties with incomplete envelope detail is high.
Second, much of the rebuild is elevated. Post storm construction and reconstruction to current flood requirements means many structures now sit above grade on piers or a raised foundation, and the space underneath is dry, sheltered and almost never inspected. It works as harborage in its own right and as a staging area to reach utility penetrations and the floor assembly from below. That is not part of a standard Florida attic survey and it needs to be.
Third, salt. Estero Island is narrow with Gulf on one side and the back bay on the other, so salt reaches every elevation and attacks the cut edges of galvanised mesh far faster than mainland installers expect.
Fourth, there is no cold break in Lee County, and rental inventory means many properties sit empty between guests with nobody to hear anything.

The three questions to ask on a rebuilt property
Was the soffit reseated properly into the fascia channel, or just refitted. Were the mechanical penetrations sealed with metal and copper mesh, or with the foam the installing trade had on the truck. And is the underside of an elevated structure in scope, or is the survey only going to look at the roof. On a post Ian rebuild, all three are common gaps, and some of it may still fall under builder warranty rather than being something you should be paying to fix. The Season Here
When Fort Myers Beach Rodent Calls Spike
- September through March, fruit season. Ornamental and residential fruit draws colonies toward structures where planting has re established.
- June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter. Afterwards, flooded ground harborage pushes populations underneath raised structures, which is exactly where the dry sheltered space now is. Hurricane Ian in September 2022 remains the defining event here.
- Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
- Peak rental season. Higher occupancy and turnover, more waste and more doors opening, at the same time heat pushes rodents indoors.
On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Lee County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

Your insurance almost certainly does not cover it
Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name.
