The Tile Is Not the Barrier You Think It Is

Homeowners in Pelican Bay, Park Shore, the Moorings and Coquina Sands tend to assume a tile roof is inherently secure. It is heavy, it is hard, and nothing is chewing through it. All of that is true and none of it is the point.

Barrel and S tile sits in runs, and every run ends somewhere. At the eave, at the hip, at the ridge, the profile of the tile leaves a void underneath it roughly the size of a fist. That void is supposed to be closed with foam closure strips, mortar, or a purpose made bird stop. On a house of any age in these communities, that closure material has frequently done one of four things: degraded in UV, cracked, been displaced by storm wind, or never been fitted along the full length in the first place.

Once it is gone, the void leads under the tile field and into the attic. A roof rat needs a gap of about half an inch. It walks in.

Why These Communities Specifically

Three Things West Naples Has That Make It Worse

1. Mature landscaping at roof height

Pelican Bay and Park Shore are known for their canopy and dense planting, and both are maintained to a standard that keeps them lush. Roof rats travel at height. Where a ficus hedge, oak limb or palm frond reaches the roofline, the animal never touches the ground between its harborage and your eave.

Palms deserve specific mention. The dead frond skirt on a royal or Washingtonia, known as the palm boot, is prime harborage and it sits at exactly the elevation that matters.

2. No cold break at all

Naples sits in roughly USDA zone 10a to 10b. There is no winter that resets the population, so roof rats breed across all twelve months. Seasonal advice written for the rest of the country simply does not apply, and the only thing that varies here is food supply, which peaks from September through March as mango, avocado and ornamental fruit ripen.

3. Seasonal absence

A substantial share of property in these communities stands empty from May to November. Six months with nobody in the house at night is enough for a colony to establish, breed and saturate insulation undetected. The first sign is frequently the smell on arrival, and by then it is a restoration rather than a trapping job.

The Fix

What Correct Tile Work Actually Looks Like

This is where quotes diverge sharply, and it is worth knowing what you are comparing.

1. Closures run the full length of every open line. Not just the section where noise was heard. A rat will travel along the fascia to the next open end, so spot sealing relocates the entry rather than closing it.
2. The material is metal or purpose made closure, not foam. Expanding foam is chewed through within days and it degrades in Florida UV. If a previous company filled your tile ends with foam, that was cosmetic.
3. Nothing is drilled or lifted unnecessarily. Proper closure work does not require breaking tile, and a company that wants to remove tile fields wholesale should explain precisely why.
4. Trapping runs alongside the sealing. Sealing a house with rats inside means they chew new openings to get out, or die in your wall voids.
5. A verification visit confirms zero activity before the final opening is closed.

Cost

Why Tile Quotes Higher Than Your Neighbour’s Flat Roof

Exclusion prices by openings, not by rats. A newer property with three to five entry points typically runs $500 to $800 in sealing. A tile roof with closures needed along multiple full runs sits well above that, frequently $1,500 to $3,000, because the linear footage is the job.

That is not a premium for the postcode. It is a genuinely larger amount of work, and the honest way to compare two quotes is to ask each company how many openings they found and to see the photographs.

Before You Call

One Check You Can Do From Inside

Go into your attic during daylight with the lights off. Let your eyes adjust for a full minute, then look toward the eaves. Any daylight you can see is an opening large enough to matter. On a tile roof you will frequently see a row of small bright crescents along the eave line, which is exactly the open tile ends this post is about.

Do not seal them yourself yet, and do not put down bait. A poisoned rat dies inside your wall rather than outside, which converts this into an odour and decontamination job.
