Why This Region Is Different
Lake, Sumter, Marion and Citrus: What Drives Rodent Problems Here
This region is the largest and least uniform in our footprint, and no single mechanism explains it. What it does have is four conditions that appear in combinations most Florida rodent advice never addresses.
Water as the driver rather than food. On the Lake Wales Ridge through Clermont and Minneola, and across the sandhill country of Citrus and Marion, deep sand drains extremely fast and the dry season is genuinely dry. From roughly November through April, water becomes the limiting factor rather than food, and the reliable supply on a residential property is irrigation, air conditioning condensate and any leak nobody has noticed. Fixing a dripping hose bib does real work here in a way it does not on the coast.
Wet ground and Norway rats. The Tsala Apopka chain through Inverness, Hernando and Floral City, the Homosassa and Crystal River marsh, and the Withlacoochee and Ocklawaha river systems all give wet ground level habitat with burrowing cover. Norway rats are a genuine possibility across much of this region rather than an afterthought, and that work happens at grade with different traps and heavier sealing.
Barns and acreage. Ocala, Pine Ridge, Geneva adjacent country and the equestrian belt mean feed, hay, bedding and grain sustaining populations year round in outbuildings, with the house as the second stop. And protected land at scale: the Ocala National Forest, the Withlacoochee State Forest and the Green Swamp are effectively unlimited permanent habitat.
Topography is the outlier. Clermont, Minneola and Mount Dora have genuine hills, so walk out lower levels and grade line penetrations appear where flat Florida surveys never look.

What To Ask Any Company Working In This Region
The right questions differ by region, because the conditions do. These are the ones that matter most across Lake, Sumter, Marion and Citrus.
- Which species do I have? Marsh and river country makes Norway rats realistic, and northern inland areas make house mice realistic. Both change the sealing threshold.
- Is the underside in scope? Crawl spaces, raised construction and manufactured home undersides are common here and routinely skipped.
- Are the outbuildings included? On equestrian and rural acreage the barn or feed room usually holds the population first.
- Does the survey cover the lower level and grade line? On hillside property in Clermont or Minneola the openings are at three different heights.
The Season Here
When Lake, Sumter, Marion and Citrus Rodent Calls Spike
- September through March, citrus and fruit. Lake County grove remnants and Marion residential fruit destabilise as harvesting happens.
- November through April, the dry season water hunt. The ridge and sandhill specific driver, where irrigation and condensate become the reliable supply.
- Late October through February, the cool season push. Real across the region and more pronounced in the northern and inland parts.
- May through November, the empty house window. The Villages, Leesburg, Lady Lake and Beverly Hills carry heavy seasonal absence.
On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. That means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

Are the operators you refer licensed?
Yes. Florida regulates pest control under Chapter 482, Florida Statutes, administered by FDACS, and rodent work falls under General Household Pest and Rodent Control. Your assigned operator provides their licence number on your written estimate and you can verify it through the FDACS licensee search at fdacs.gov.
Do you use poison?
Not as a default. A poisoned rat does not go outside to die, it dies inside your wall, which turns a rodent job into an odour job. And rodenticide creates secondary poisoning risk for Florida owls, hawks and other raptors, as well as for pets.
How long does the whole job take?
Sealing is typically one to two days on site depending on the structure and the number of openings. Trapping and verification run alongside and generally take two to four weeks before zero activity is confirmed. Attic restoration, if needed, is scheduled after that.
What size gap can a roof rat get through?
Anything larger than about half an inch, roughly the diameter of a quarter. House mice need considerably less, which is why mouse exclusion is finer detail work.
Does homeowners insurance cover rodent damage?
Generally no. Insurers treat infestation as gradual and preventable rather than sudden and accidental, and most standard Florida policies exclude rodent damage. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not.
