Mount Dora is unusual twice over. It has real elevation, sitting on the Lake Wales Ridge above Lake Dora with slopes steep enough to shape how houses were built, and it has a genuinely preserved late nineteenth and early twentieth century downtown and residential core.
That older stock is timber frame with wood siding, decorative trim, deep porches, complex roof geometry and, in a good number of cases, raised or crawl space foundations rather than slab. It behaves nothing like the block and stucco construction most Florida rodent advice assumes. Timber moves seasonally, boards shrink away at joints, decorative trim creates dozens of small sheltered gaps rather than a few large ones, and fasteners that hold indefinitely in block work loose in old softwood. Historic district rules also limit what may be visibly altered, so the specification has to be agreed before work starts.
The topography adds a second layer. Slope built houses have partly buried perimeters, uneven ground lines and lower level penetrations at heights a standard Florida survey never looks at. It also makes Norway rats a more realistic possibility than in most roof rat markets, because there is genuine at and below grade structure.
The third factor is canopy. Mount Dora sits under heavy mature live oak, and the older streets are almost entirely covered. Roof rats travel at height, so continuous canopy means street level rather than single property infestations.

What you will notice first in a Mount Dora home

Two things a standard Florida survey will miss here
First, the underside and the grade line. Raised and slope built houses have a partly buried perimeter and lower level penetrations that a technician expecting a flat slab house will not look at. Second, the trim. Victorian detailing creates many small sheltered gaps rather than a few obvious ones, and sealing it takes longer and needs different fixings than block. Ask whether the lower level, the grade line and the trim detail are in scope, because a quote priced off square footage will not have accounted for any of it.
The Season Here
When Mount Dora Rodent Calls Spike
- September through March, citrus and fruit. Lake County grove remnants and residential fruit destabilise as harvesting happens, drawing colonies toward structures.
- June through November, hurricane season. Central Florida takes inland wind and rain rather than surge. Hurricane Milton crossed the state after its 2024 landfall and Hurricane Ian caused significant inland flooding in 2022. On slopes, heavy rain concentrates runoff against foundations and floods burrows unevenly.
- Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
- Late October through February, the mild cool season push. Real here, adding temperature driven movement indoors on top of the food driven one, and old timber frame is leakier to warm air than block, which makes it noticeable.
On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Lake County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

Your insurance almost certainly does not cover it
Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home.
