Why Casselberry Is Different

Small Lakes, Older Stock and a Lot of Shared Buildings

Casselberry grew through the 1960s and 1970s as Orlando expanded north, and the housing from that era now dominates the older parts of the city. Aluminium soffit and fascia detail is five to six decades into a thermal cycling life, which is old enough for panels to have dropped out of the fascia channel along whole elevations rather than at single points, and for vent screening to have long since degraded.

The second factor is the multifamily stock. Casselberry has a significant number of apartment, condominium and townhome buildings, much of it from the same era. In attached and stacked construction the attic is frequently a shared void running above multiple units, and party walls carry shared plumbing, electrical and HVAC runs. Your unit is not a sealed envelope, the building is, so sealing one unit relocates the population rather than removing it. Responsibility for the roof and attic normally sits with the association or the building owner rather than the resident.

Third is the water and canopy. Lake Concord, Lake Kathryn, Queens Mirror and the connected system give shoreline vegetation corridors at ground level, while mature oak over the older streets gives the elevated route. Casselberry infestations frequently run along streets for that reason rather than staying in one property.

Seminole County gets a mild but genuine cool season, so there is a real push indoors from roughly late October, which makes late summer the right time to seal.

Not sure what you are hearing overhead? We will identify it for free.

What you will notice first in a Casselberry home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, slower and harder than running, usually meaning they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
  • Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
  • A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
  • Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
  • Activity during the day, the one worth acting on quickly. It means the colony has grown large enough that animals forage outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across Casselberry

Casselberry spans the 1960s and 1970s single family stock, substantial multifamily buildings, lakefront property and newer infill.

  • The 1960s and 1970s single family build out. Aluminium soffit separated along whole elevations, degraded vent screening and low pitch attics.
  • Apartment, condominium and townhome stock. Shared attic voids and party wall service runs where unit level sealing rarely holds.
  • Lakefront property across the chain. Shoreline vegetation corridors giving a ground level route behind lots.
  • Streets under mature oak. Continuous canopy directly over rooflines giving an elevated route between properties.
  • The 17-92 and 436 commercial corridors. Ground level Norway rat conditions around waste handling and food service.
  • Newer infill and rebuilds. Recent construction with fewer consistent openings, dominated by unsealed AC line sets.

Find out which envelope you actually own

If you are in an apartment, condominium or townhome in Casselberry, establish before you spend anything whether your unit is the envelope or the building is. In attached and stacked construction it is almost always the building, and responsibility for the roof, attic and exterior envelope normally sits with the association or the owner under the governing documents or your lease. Residents here frequently pay personally for work that is not theirs to commission, and get a temporary result anyway because unit level scope cannot seal a shared void.

The Season Here

When Casselberry Rodent Calls Spike

  • Late October through February, the cool season push. Seminole County gets a mild but genuine cold break, and rodents move from canopy, lakeside and neighbouring units into buildings for warmth.
  • June through November, hurricane season. Central Florida takes inland wind and rain rather than surge. Hurricane Ian caused significant inland flooding across Seminole County in 2022 and Hurricane Milton crossed the state in 2024. Flooded lakeside burrows push populations toward dry structures.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • Spring breeding. Populations that overwintered inside expand in spring, and in shared buildings that expansion moves between units rather than staying put.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Seminole County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

Daylight between siding panels means a gap wide enough to matter.

What a Casselberry Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. In Casselberry the age of the stock and whether the building is shared together decide the scope.

  1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
  2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
  3. Verification. A return visit confirming zero activity before the last opening is closed.
  4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Casselberry attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons. A poisoned rat dies inside your wall rather than outside, and in shared party wall construction it may end up in a void you cannot access at all. And the lake chain and oak canopy support substantial owl and raptor populations doing genuine local rodent control.

Cost in Casselberry

What Rodent Control Costs in Casselberry

These are published national and Florida ranges so you know the shape of pricing before you call anyone. Building level work is quoted on the envelope rather than per unit, which is usually cheaper per household.

ServiceTypical range
Rodent inspection$75 to $150, often credited against the job
Rat trapping and removal$150 to $600
Attic rat removal with trapping and exclusion$400 to $1,200
One way exclusion doors$200 to $400 each
Attic cleanup and sanitising$300 to $1,000
Insulation removal and replacement$1,000 to $3,000
Full attic remediation$1,500 to $5,000

Exclusion prices by openings, not by rats. A newer infill home with three to five entry points typically runs $500 to $800 in sealing. An older 1960s or 1970s property with soffit separation along runs and fifteen to twenty five openings can run $1,500 to $3,000. Building level work in a multifamily community is quoted on the envelope. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Seminole County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.
