Rodent Control West Palm Beach, FL

West Palm Beach is the one Palm Beach County market where you get both problems at once: roof rats in the historic residential attics, and Norway rats at ground level through the downtown and Clematis dining corridor. They are different animals needing different work.

What kind of rodent problem does West Palm Beach have?

Both species, which is unusual. Roof rats in the historic residential attics of Northwood, El Cid and Flamingo Park, and Norway rats at ground level through downtown and the Clematis dining corridor. The two need completely different work.

Why West Palm Beach Is Different

Two Different Rats, Two Different Jobs, One City

Most Florida rodent content treats rats as one problem. West Palm Beach is where that falls apart, because the city genuinely has two.

In the historic residential neighbourhoods, Northwood, El Cid, Flamingo Park and the streets west of Flagler, you have classic roof rat conditions. 1920s and 1930s bungalow and Mediterranean stock, wood fascia, original soffit detail, mature canopy touching rooflines and heavy tropical planting against the structure. Roof rats travel at height and enter at the eave. That is an attic job.

Downtown, along Clematis Street and Dixie Highway and around the commercial and dining corridor, you have Norway rats. Bigger, heavier, ground dwelling, living in storm drains, sewer laterals, dumpster pads and utility trenches, entering at grade through weep holes, foundation penetrations and door thresholds. That is a completely different job, worked at ground level rather than from a ladder, and it needs different trap sizing and different sealing.

Getting the species wrong wastes the whole visit. A company that seals your roofline while Norway rats are entering at the stem wall has done careful work in the wrong place. Identification comes before anything, and on a mixed use or commercial adjacent property in West Palm both may be true at once.

There is no cold break here either, so neither population resets seasonally.

Not sure what you are hearing overhead? We will identify it for free.

What you will notice first in a West Palm Beach home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, which is slower and harder than running and usually means they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
  • Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
  • A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
  • Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
  • Activity during the day, which is the one worth acting on quickly. It means the colony has grown large enough that animals are foraging outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across West Palm Beach

West Palm spans a century of construction plus a substantial commercial core, and the entry points differ completely across it.

  • Northwood, El Cid and Flamingo Park. 1920s and 1930s historic stock under mature canopy. Wood fascia, original soffit detail, long established roof rat colonies rather than recent entries.
  • Downtown, Clematis and the Dixie corridor. Norway rat territory. Storm drains, dumpster pads, grease lines and ground level entry. Commercial and mixed use scope.
  • Southend and the streets off Olive. Mid century stock, low pitch attics, original soffit returns and dense planting.
  • Century Village and the condominium stock. Shared attic voids and party wall construction, which means a neighbouring unit untreated is your problem and scope has to be at building level.
  • Western communities out toward 441 and Okeechobee Boulevard. Newer plan built construction, fewer openings but consistent, dominated by unsealed AC line sets and return air chases.
  • Intracoastal adjacent property. Vegetation corridors along the water act as travel routes, and salt air attacks exposed cut edges on galvanised mesh faster than most installers allow for.

How to tell which rat you have

Roof rats are 6 to 8 inches in the body with a hairless tail longer than the body, sleek and dark, and they nest above ground in attics, soffit voids and palms. Norway rats are heavier and stockier with a tail shorter than the body, and they burrow at ground level. If the noise is overhead at night it is almost certainly roof rats. If you are seeing burrows near the foundation, along a fence line or around a dumpster pad, that is Norway rat and the work happens at grade.

The Season Here

When West Palm Beach Rodent Calls Spike

  • September through March, fruit season. Mango, avocado and citrus across the older neighbourhoods draw roof rat colonies toward structures. The sign is fruit hollowed out while still on the branch.
  • June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter while the system is still offshore. Afterwards, flooded ground burrows push Norway rats up and out of the storm drain system, which is when downtown properties see the sharpest increase.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • Year round commercial pressure. The dining corridor sustains a Norway rat population continuously regardless of season, because the food supply does not vary.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Palm Beach County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a West Palm Beach Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. In West Palm the identification step decides everything downstream, because roof rat and Norway rat work share almost no methodology.

  1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
  2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
  3. Verification. A return visit confirming zero activity before the last opening is closed.
  4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising to remove the pheromone trail, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a West Palm Beach attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons. A poisoned rat dies inside your wall rather than outside, which becomes an odour job. And Palm Beach County has a substantial raptor population alongside the Loxahatchee refuge, so secondary poisoning where an owl or hawk eats a poisoned rodent is a real consequence, as it is for pets. On commercial property it also creates a carcass problem inside occupied premises.

Cost in West Palm Beach

What Rodent Control Costs in West Palm Beach

These are published national and Florida ranges so you know the shape of pricing before you call anyone. West Palm spreads wide because a Flamingo Park bungalow attic and a downtown commercial ground level job are entirely different scopes.

ServiceTypical range
Rodent inspection$75 to $150, often credited against the job
Rat trapping and removal$150 to $600
Attic rat removal with trapping and exclusion$400 to $1,200
One way exclusion doors$200 to $400 each
Attic cleanup and sanitising$300 to $1,000
Insulation removal and replacement$1,000 to $3,000
Full attic remediation$1,500 to $5,000

Exclusion prices by openings, not by rats. A newer western communities home with three to five entry points typically runs $500 to $800 in sealing. An older Northwood or El Cid property with fifteen to twenty five openings can run $1,500 to $3,000. Commercial Norway rat work is usually quoted on a monitored programme rather than a single visit. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Palm Beach County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.
