Why Mulberry Is Different

Phosphate Country, Reclamation Land and Industry

Mulberry is industrial Polk County rather than agricultural Polk County, and the rodent conditions follow from that.

Phosphate mining, processing and the associated heavy industry produce Norway rat conditions at ground level: bulk material handling, rail and truck loading, drainage and utility trenching, and large industrial buildings with thresholds and foundation penetrations rather than attics. Norway rats burrow, live around drainage and enter at grade, which is a different job from a roofline entirely, and industrial property here needs a monitored programme with documentation rather than a single visit.

Reclamation land is the second factor and it is genuinely unusual. Former mining land in various stages of reclamation covers a great deal of the area, and it is neither developed nor maintained in the way a park or a suburb is. It functions as permanent unmanaged habitat holding stable populations, with no boundary that can be sealed and no prospect of it being cleared.

Residential Mulberry has a roof rat problem in the ordinary Florida way, with older town core stock carrying wood fascia and original soffit detail under mature canopy, plus mid century suburban stock with aluminium soffit reaching the end of its thermal cycling life.

Third is citrus on the fringe, driving a September onward shift, and Polk County gets a mild but genuine cool season from late October.

Not sure what you are hearing overhead? We will identify it for free.

What you will notice first in a Mulberry home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, slower and harder than running, usually meaning they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
  • Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
  • A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
  • Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
  • Activity during the day, the one worth acting on quickly. It means the colony has grown large enough that animals forage outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across Mulberry

Mulberry spans the older town core, industrial and mining property, reclamation land and rural fringe.

  • Phosphate, processing and heavy industrial property. Norway rat territory at ground level. Bulk handling, loading, drainage and utility trenches on monitored programmes.
  • Reclamation land adjacency. Former mining land in various stages, functioning as permanent unmanaged habitat with no boundary that can be sealed.
  • The older town core. Wood fascia, original soffit detail, mature canopy over rooflines and long established roof rat colonies.
  • Mid century suburban Mulberry. Aluminium soffit separated from the fascia and low pitch attics that are slow to work.
  • Citrus and agricultural fringe. The seasonal shift from September onward as remaining groves are worked.
  • Rural acreage and outbuildings. Barns, workshops and sheds acting as staging harborage before anything reaches the house.

Which animal you have decides the whole job

This matters more in Mulberry than in most of Polk County. Noise overhead at night along a repeated route is roof rats and the work happens on the roofline. Burrows near a foundation, along a fence line, around a loading area, a drainage bank or reclamation ground is Norway rat and the work happens at grade with heavier sealing and different trap sizing. On industrial or reclamation adjacent property you may genuinely have both, and a company that seals your roofline while Norway rats enter at the stem wall has done careful work in the wrong place.

The Season Here

When Mulberry Rodent Calls Spike

  • September through March, citrus and harvesting. Remaining Polk County groves ripen and are worked, destabilising the outdoor food supply just as colonies peak after summer breeding.
  • June through November, hurricane season. Central Florida takes inland wind and rain rather than surge. Hurricane Milton crossed the state after its 2024 landfall and Hurricane Ian caused significant inland flooding in 2022. Flooded reclamation ground, settling areas and drainage burrows push whole populations toward dry structures at once.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • Year round industrial pressure. Bulk handling and processing sustain a Norway rat population continuously, because the shelter and drainage do not vary by season.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Polk County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a Mulberry Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. In Mulberry the species and the type of property together decide almost everything about the scope.

  1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
  2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
  3. Verification. A return visit confirming zero activity before the last opening is closed.
  4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Mulberry attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons. A poisoned rodent dies inside a wall or premises rather than outside, and in an industrial or processing setting that becomes a contamination and odour problem in a space you cannot easily close. And Polk County supports substantial owl and raptor populations across the reclamation land and remaining groves, birds doing genuinely effective rodent control.

Cost in Mulberry

What Rodent Control Costs in Mulberry

These are published national and Florida ranges so you know the shape of pricing before you call anyone. Industrial and processing work is quoted as a monitored programme rather than a one off.

ServiceTypical range
Rodent inspection$75 to $150, often credited against the job
Rat trapping and removal$150 to $600
Attic rat removal with trapping and exclusion$400 to $1,200
One way exclusion doors$200 to $400 each
Attic cleanup and sanitising$300 to $1,000
Insulation removal and replacement$1,000 to $3,000
Full attic remediation$1,500 to $5,000

Exclusion prices by openings, not by rats. A newer home with three to five entry points typically runs $500 to $800 in sealing. An older town core property with fifteen to twenty five openings can run $1,500 to $3,000. Industrial, mining and processing work is quoted as a monitored programme with documentation. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Polk County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.
