Rodent Exclusion in Dundee

Every opening over half an inch sealed in metal. The part of the job that actually ends it.

Rat Removal in Dundee

Roof rats overhead, Norway rats at grade. Trapping and one way doors rather than bait.

Attic Restoration in Dundee

Contaminated insulation out, space sanitised and deodorised, then re insulated. After verification, never before.

Dead Rodent Removal in Dundee

Located methodically rather than guessed at, so you pay for one small opening, not exploratory damage.

Soffit & Eave Sealing in Dundee

The most common Florida entry, invisible from the ground. Closed with metal along the full run.

Tile Roof Proofing in Dundee

Rats walk in at open eave, hip and ridge ends. Closures fitted along every line.

Free Rodent Inspection in Dundee

Full roofline and attic survey, every opening photographed, written quote split by phase.

Why Dundee Is Different

A Small Ridge Town Surrounded by Groves

Dundee is small enough that almost every residential street is close to either a grove, a lake or both, and that proximity is essentially the whole story of rodent work here.

Citrus first. Polk County remains central to Florida citrus and Dundee sits in the middle of it with a long packing history. Working and former groves sit directly adjacent to residential streets across the town. From September onward, as fruit ripens and groves are harvested and disturbed, colonies that spent spring and summer living comfortably outdoors lose food stability exactly when they are largest after summer breeding, and they move toward structures.

In a town this size that shift is noticeable across whole streets at once rather than house by house, and the outdoor evidence usually appears well before anything is heard in an attic. Fruit hollowed out while still hanging on the branch, in your own yard or a neighbour’s, means an active colony is within a very short distance and assessing rooflines. That is your window to act.

Second is the Ridge sand. Dundee sits on the ridge where deep sand drains fast, so from roughly November through April water becomes the limiting factor rather than food and irrigation, condensate and unnoticed leaks become the reliable supply.

Third is the housing. The older town core carries wood fascia and original soffit detail under mature canopy with long established colonies, alongside mid century stock and newer development toward the 27 corridor. Polk County gets a mild but genuine cool season from late October.

Not sure what you are hearing overhead? We will identify it for free.

What you will notice first in a Dundee home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, slower and harder than running, usually meaning they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
  • Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
  • A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
  • Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
  • Activity during the day, the one worth acting on quickly. It means the colony has grown large enough that animals forage outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across Dundee

Dundee is compact, spanning the old town core, grove adjacent streets, ridge lakefront and newer edges.

  • Grove adjacent residential. The sharpest seasonal shift from September onward as harvesting destabilises the outdoor food supply.
  • The older town core and packing area. Wood fascia, original soffit detail, mature canopy and long established colonies.
  • Ridge lakefront property. Shoreline vegetation corridors giving a ground level route behind lots.
  • Mid century stock. Aluminium soffit separated from the fascia and low pitch attics that are slow to work.
  • Ridge scrub adjacent property. Permanent unmanaged habitat with dry sand cover holding populations.
  • Newer development toward the 27 corridor. Plan built construction with fewer consistent openings, dominated by unsealed AC line sets.

In a town this size the warning comes early

Dundee is small and the groves are close, so the outdoor evidence usually appears before anything is heard in the attic. Hollowed fruit still hanging on the branch means an active colony is within a very short distance and assessing rooflines. That is the moment to book an inspection rather than waiting for autumn noise, because sealing an envelope before the migration is a materially smaller job than excluding a population that has already found a way in. In a town this compact, if a neighbour is reporting it you are probably next.

The Season Here

When Dundee Rodent Calls Spike

  • September through March, citrus and harvesting. The defining season here. Groves ripen, are harvested and disturbed, and colonies move toward structures across whole streets at once.
  • June through November, hurricane season. Central Florida takes inland wind and rain rather than surge. Hurricane Milton crossed the state after its 2024 landfall and Hurricane Ian caused significant inland flooding in 2022. Flooded grove and lakeside burrows push populations toward dry structures.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • November through April, the dry season water hunt. Ridge sand drains fast, so irrigated landscape and condensate become the reliable supply as natural water recedes.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Polk County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a Dundee Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. In Dundee the timing of when you start matters, because the seasonal shift is sharp and predictable.

  1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
  2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
  3. Verification. A return visit confirming zero activity before the last opening is closed.
  4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Dundee attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons, and one is specific to grove country. A poisoned rat dies inside your wall rather than outside, which becomes an odour job. And Polk County supports substantial owl and raptor populations across the groves and ridge, birds doing genuinely effective rodent control on agricultural land.

Cost in Dundee

What Rodent Control Costs in Dundee

These are published national and Florida ranges so you know the shape of pricing before you call anyone. Dundee sits mid range, with older core stock higher and newer edges lower.

ServiceTypical range
Rodent inspection$75 to $150, often credited against the job
Rat trapping and removal$150 to $600
Attic rat removal with trapping and exclusion$400 to $1,200
One way exclusion doors$200 to $400 each
Attic cleanup and sanitising$300 to $1,000
Insulation removal and replacement$1,000 to $3,000
Full attic remediation$1,500 to $5,000

Exclusion prices by openings, not by rats. A newer 27 corridor home with three to five entry points typically runs $500 to $800 in sealing. An older town core or lakefront property with fifteen to twenty five openings can run $1,500 to $3,000. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Polk County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.
