What kind of rodent problem does Merritt Island have?

Roof rats, with salt from two lagoons and a national wildlife refuge occupying the northern half of the island. Both change the specification: corrosion resistant material, and an envelope built to hold permanently.

Why Merritt Island Is Different

Water on Both Sides, Refuge to the North

Merritt Island is unusual even by Florida standards. It sits between two lagoons, it is long and narrow, and its northern half is Merritt Island National Wildlife Refuge, over 140,000 acres of protected habitat sitting directly against the residential south.

That geography produces two conditions at once. The refuge is unmanaged by design and holds permanent, healthy rodent populations that will never be cleared or treated. Any property toward the north or backing onto conservation land faces continuous outdoor pressure that no work on your own lot reduces. The work has to be about the building envelope holding rather than about clearing anything.

And the water on both sides means salt. Merritt Island sits in salt laden air from two directions, and salt attacks the cut edges of galvanised mesh far faster than mainland installers expect. A seal specified to inland standard can begin failing within a few years while looking perfectly sound from the ground. Cut edges need sealing, or stainless or copper should be specified.

The third factor is the housing stock. Like Cocoa, Rockledge and Titusville, much of Merritt Island was built out through the 1960s as the space programme expanded, which means a large cohort of homes sharing the same age and the same original soffit and fascia detail, now sixty years into a thermal cycling life it was not designed for.

Brevard also gets a mild but genuine cool season, so there is a real push indoors from roughly late October.

Not sure what you are hearing overhead? We will identify it for free.

What you will notice first in a Merritt Island home

  • Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
  • Gnawing, which is slower and harder than running and usually means they are working on something structural or on wiring.
  • Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
  • Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
  • A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
  • Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
  • Activity during the day, which is the one worth acting on quickly. It means the colony has grown large enough that animals are foraging outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across Merritt Island

Merritt Island runs from refuge adjacent north through the Apollo era build out to waterfront property on both lagoons.

  • Refuge adjacent and northern Merritt Island. Permanent unmanaged harborage on protected land, continuous outdoor pressure against the envelope.
  • The 1960s Apollo era build out. Slab construction with original aluminium soffit separated from the fascia along whole runs, and vent screening degraded by decades of UV.
  • Indian River and Banana River frontage. Waterside vegetation corridors running continuously behind lots, plus seawall and dock structures at ground level.
  • Canal and waterway property. Additional ground level routes and sheltered harborage around docks, lifts and stored equipment.
  • Newer infill and rebuilds. Recent construction with fewer, consistent openings dominated by unsealed AC line sets and return air chases.
  • Commercial along the Merritt Island causeway corridor. Ground level Norway rat conditions around waste handling.

Two specifications you should ask about

On Merritt Island there are two questions worth asking any company before you agree to anything. What mesh are you using and will the cut edges be sealed, because salt from two directions is harder on galvanising than most installers allow for. And is the soffit being closed along the full run or only where activity was seen, because on Apollo era stock the separation is usually continuous along an elevation rather than a single gap. Getting either wrong produces work that looks finished and is not.

The Season Here

When Merritt Island Rodent Calls Spike

  • Late October through February, the cool season push. Brevard gets a mild but genuine cold break, and rodents move from refuge, lagoon and canopy harborage into structures for warmth. This is the highest volume window.
  • June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter. Afterwards, flooded refuge and lagoon margin burrows push whole populations toward dry structures at once, which is why refuge adjacent property sees sharper post storm spikes. Hurricane Nicole came ashore to the south in November 2022.
  • Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
  • Spring breeding. Populations that overwintered inside expand in spring, turning a faint November problem into obvious March noise.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Brevard County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a Merritt Island Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. On Merritt Island the specification decides whether the seal survives the salt, and the refuge decides that it has to.

  1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
  2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
  3. Verification. A return visit confirming zero activity before the last opening is closed.
  4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Merritt Island attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons, and the first is acute next to a national wildlife refuge. Secondary poisoning where an owl, hawk or other predator eats a poisoned rodent moves straight into protected habitat supporting substantial raptor and wading bird populations. Beyond that, a poisoned rat dies inside your wall rather than outside, which becomes an odour job.

Cost in Merritt Island

What Rodent Control Costs in Merritt Island

These are published national and Florida ranges so you know the shape of pricing before you call anyone. Merritt Island sits slightly above the equivalent mainland job because corrosion resistant material should be specified.

ServiceTypical range
Rodent inspection$75 to $150, often credited against the job
Rat trapping and removal$150 to $600
Attic rat removal with trapping and exclusion$400 to $1,200
One way exclusion doors$200 to $400 each
Attic cleanup and sanitising$300 to $1,000
Insulation removal and replacement$1,000 to $3,000
Full attic remediation$1,500 to $5,000

Exclusion prices by openings, not by rats. A newer infill home with three to five entry points typically runs $500 to $800 in sealing. An Apollo era property with continuous soffit separation along multiple elevations can run $1,500 to $3,000. Corrosion resistant material adds modestly and is worth it here. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Brevard County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.

Want a real number for your house? The inspection is free and the quote is in writing.
