Why Bonita Springs Is Different

Preserve Land, Golf Communities and No Winter

Bonita occupies a narrow band between protected land and the Gulf, and that geography defines the rodent work. The Imperial River corridor runs through the city, Estero Bay preserve land sits to the west and north, and conservation and mitigation parcels are threaded through much of the development. Preserve is unmanaged by design, holds permanent roof rat populations and is never going to be cleared or treated.

On the other side of the same coin is the density of gated golf communities. Bonita has a very high proportion of HOA and master association governed property, with barrel tile roofs, restrictions on what may be attached to a roof or soffit, and shared landscape maintenance that individual homeowners cannot change. That matters practically: the vegetation feeding your roofline is frequently maintained by the association on a schedule you do not control, and the exclusion has to be specified within the community rules rather than around them.

Third, there is no meaningful cold break here. Bonita is far enough south that winter temperatures never suppress breeding, so populations do not reset seasonally. Combined with permanent preserve harborage, the pressure is genuinely continuous.

Hurricane Ian in September 2022 also hit this stretch of Lee County hard, and as in Fort Myers the lasting rodent consequence is the volume of rebuilt and repaired rooflines carrying fresh openings that did not exist before the work.

What you will notice first in a Bonita Springs home

• Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
• Gnawing, which is slower and harder than running and usually means they are working on something structural or on wiring.
• Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
• Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
• A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
• Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
• Activity during the day, which is the one worth acting on quickly. It means the colony has grown large enough that animals are foraging outside normal hours, and attic contamination is usually already significant.

Where Rats Get In Across Bonita Springs

Bonita ranges from older Old Bonita stock to gated golf communities to beachside property, and the scope differs across them.

• Properties backing onto preserve or conservation parcels. Permanent unmanaged harborage on land nobody will treat. The envelope has to hold against continuous pressure.
• The Imperial River corridor and Old Bonita. Older stock, dense riparian vegetation, mature canopy touching rooflines and long established colonies.
• Pelican Landing, Bonita Bay and the gated golf communities. Barrel tile throughout, HOA restrictions on roof and soffit attachments, and association controlled landscape.
• Bonita Beach and the Gulf side. Salt air attacks exposed cut edges on galvanised mesh faster than most installers expect, so exclusion needs corrosion resistant specification.
• East Bonita and the newer 34135 development. Recent plan built construction, fewer openings per house but consistent, dominated by unsealed AC line sets and return air chases.
• Post Ian rebuilt property throughout. New tile runs with open eave and hip ends, replaced soffit that has not settled, and freshly made mechanical penetrations.

Working inside HOA rules rather than around them

In a Bonita gated community the exclusion specification has to be agreed against the governing documents before work starts, not discovered halfway through. Many associations restrict what may be fixed to a roof or soffit, who is responsible for the exterior envelope, and what may be done to shared landscaping. Where the property is a condo or attached villa, responsibility for the roof and attic usually sits with the association rather than the owner, which changes who commissions the work entirely. It is worth establishing that on the first call.

The Season Here

When Bonita Springs Rodent Calls Spike

• September through March, fruit season. Mango, avocado and citrus in older Bonita gardens draw colonies toward structures. The sign is fruit hollowed out while still hanging on the branch.
• June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter. Afterwards, flooded burrows across preserve and river floodplain push whole populations toward dry structures at once. Hurricane Ian made landfall as a Category 4 in September 2022 and hit this part of Lee County hard.
• Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
• Seasonal residents, roughly November through April. A Bonita house closed from May to November gives a colony six or seven undisturbed months, and the first sign is usually the smell on arrival.

On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Lee County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a Bonita Springs Rodent Job Actually Involves

Rodent work splits into three jobs most companies sell as one. In Bonita the governance question and the preserve pressure both need settling before scope is agreed.

1. Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
2. Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
3. Verification. A return visit confirming zero activity before the last opening is closed.
4. Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.

The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Bonita Springs attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.

Poison is not the default here

Two reasons, and the first is sharper against preserve. Baiting a population that lives on protected habitat is endless by design, because the vacancy refills from the preserve within weeks. Beyond that, this corridor supports substantial raptor and owl populations, and secondary poisoning removes the predators genuinely suppressing rodents for you, as well as risking pets.

These are published national and Florida ranges so you know the shape of pricing before you call anyone. Bonita sits at the higher end because barrel tile is more labour than shingle and preserve adjacency warrants thorough sealing.

Exclusion prices by openings, not by rats. A newer east Bonita home with three to five entry points typically runs $500 to $800 in sealing. An older Imperial River or Old Bonita property with fifteen to twenty five openings can run $1,500 to $3,000, and tile roofs sit at the higher end because closures have to run every open eave and hip line. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.

Your insurance almost certainly does not cover it

Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.

The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Lee County coverage is already expensive and hard to hold.
