Rodent Control Melbourne, FL
Melbourne grew fastest during the Apollo years, and a very large share of its housing stock still dates from that build out. Sixty year old soffit detail on slab construction, with the Indian River Lagoon running the length of the city.

What kind of rodent problem does Melbourne have?
Roof rats entering through sixty year old soffit. Melbourne built out fast during the Apollo years, so a large cohort of homes share the same original aluminium soffit detail, now separated from the fascia along whole runs rather than at single points.

Why Melbourne Is Different
Apollo Era Housing and a Lagoon Running Through It
Melbourne and the surrounding Brevard communities expanded rapidly through the 1960s as the space programme drew workers to the coast. That created something unusual: a large volume of housing built in a compressed window, to the construction standards and detailing of that period.
What that means practically is that a great many Melbourne homes share the same age related failures at the same time. Original aluminium soffit that has cycled through sixty Florida summers and dropped out of the fascia channel. Roof vent screening degraded by decades of UV. Fascia board that has taken sixty years of gutter overflow. These are not random defects, they are a cohort reaching the end of a service life together.
The second factor is the Indian River Lagoon. It runs the length of the city and the vegetation corridors along it, plus the canal systems feeding into it, form continuous harborage and travel routes behind large numbers of properties. Roof rats use the canopy above, and the lagoon side vegetation gives a second corridor at ground level.
Then there is the Eau Gallie and downtown Melbourne historic stock, which is older again and carries wood fascia and original detailing rather than aluminium.
Brevard also gets a mild but genuine cool season, so there is a noticeable push indoors from roughly late October, which South Florida does not have.
Not sure what you are hearing overhead? We will identify it for free.
What you will notice first in a Melbourne home
- Running or scratching directly overhead, most often between dusk and about two in the morning, following the same route night after night because rats use established runways.
- Gnawing, which is slower and harder than running and usually means they are working on something structural or on wiring.
- Droppings in the attic, garage, on top of ductwork or along baseboards. Roof rat droppings are black, banana shaped and a quarter to half an inch long.
- Greasy rub marks where they squeeze through the same gap repeatedly, which is often how the entry point gets located.
- A musky ammonia odour that strengthens as the population grows, and a sharper decomposition smell if one has died inside.
- Daylight visible through gaps when you look toward the eaves from inside the attic, which confirms the route without needing a ladder.
- Activity during the day, which is the one worth acting on quickly. It means the colony has grown large enough that animals are foraging outside normal hours, and attic contamination is usually already significant.
Melbourne Housing Stock

Where Rats Get In Across Melbourne
Melbourne spans historic downtown, the Apollo era build out, beachside barrier island stock and newer Viera development.
- Historic downtown Melbourne and Eau Gallie. The oldest stock, wood fascia, original soffit detail, mature canopy over rooflines and long established colonies.
- The 1960s build out through 32935 and 32901. The Apollo cohort. Slab construction, original aluminium soffit separated from the fascia, degraded vent screening, low pitch attics that are slow to work.
- Melbourne Beach, Indialantic and the barrier island. Salt air attacks exposed cut edges on galvanised mesh faster than most installers expect, so exclusion needs corrosion resistant specification.
- Lagoon and canal adjacent property. Continuous vegetation corridors behind lots, giving both a canopy route above and a ground level route.
- Suntree and Viera through 32940. Newer plan built construction, fewer openings per house but consistent, dominated by unsealed AC line sets and return air chases.
- West Melbourne and the 32904 corridor. Mixed ages with heavy landscaping and adjacent undeveloped parcels in places.
Why sixty year old soffit fails the same way
Aluminium soffit is held by a channel at the wall and a channel at the fascia, and both move with thermal cycling. Sixty Florida summers is enough cycling to work a panel out of the fascia channel across a whole run. On the Apollo era stock we frequently find a continuous opening along most of an elevation rather than a single gap, which is why these houses often show heavy established activity rather than a recent entry. It also means the fix is a full run rather than a patch.
The Season Here
When Melbourne Rodent Calls Spike
- Late October through February, the cool season push. Brevard gets a mild but genuine cold break, and rodents move from lagoon side and canopy harborage into structures for warmth. This is the highest volume residential window.
- June through November, hurricane season. Before a storm, falling barometric pressure and rising humidity drive rodents to shelter. Afterwards, flooded burrows and lagoon side harborage push them up, and storm opened rooflines stay open for years. Hurricane Nicole came ashore just south of Vero Beach in November 2022 and this coast felt it.
- Summer heat and drought. Heat dries outdoor water sources and afternoon flooding disrupts ground nests, both pushing rodents indoors in July. UF/IFAS confirms May through November is prime time for both storm activity and pest pressure in Florida, and that flooding displaces vertebrate pests into structures.
- Spring breeding. Populations that overwintered inside expand in spring, which is when a faint problem in November becomes obvious noise by March.
On the 2026 season: NOAA has maintained a below normal outlook, and as of early August the Atlantic season had produced two named tropical storms, Arthur and Bertha, with no hurricanes. Colorado State University’s August outlook called for nine named storms, four hurricanes and one major. Good news for Brevard County, and it means this year’s pressure is seasonal rather than storm driven, which makes now a sensible window to get a house sealed.

The Work

What a Melbourne Rodent Job Actually Involves
Rodent work splits into three jobs most companies sell as one. On Apollo era Melbourne stock the exclusion phase is usually larger than average, because the openings are runs rather than points.
- Inspection. Full exterior roofline and attic survey, every entry point photographed before anything is touched. Typically 45 to 90 minutes.
- Exclusion and trapping together. One way doors let animals leave and not return while traps take the rest. Sealed with galvanised mesh, copper mesh, hardware cloth and metal flashing, never foam or caulk.
- Verification. A return visit confirming zero activity before the last opening is closed.
- Attic restoration where warranted. Contaminated insulation removal, HEPA vacuuming, enzymatic and antimicrobial treatment, deodorising, then re insulation.
The order matters and it is not negotiable. Sealing a house with rats still inside means they chew new openings to get out, or they die in your wall voids. And any operator who sanitises and re insulates a Melbourne attic before the animals are confirmed gone is doing the expensive step first and the effective step second. If somebody quotes insulation replacement on the first visit, before a single trap has been set, ask them why.
Poison is not the default here
Two reasons. A poisoned rat dies inside your wall rather than outside, which becomes an odour job. And Brevard County has substantial raptor and shorebird populations across the lagoon and preserve land, so secondary poisoning is a real consequence, as it is for pets.
Cost in Melbourne
What Rodent Control Costs in Melbourne
These are published national and Florida ranges so you know the shape of pricing before you call anyone. Melbourne 1960s stock tends to sit at the higher end because sealing is measured in runs rather than individual openings.
| Service | Typical range |
|---|---|
| Rodent inspection | $75 to $150, often credited against the job |
| Rat trapping and removal | $150 to $600 |
| Attic rat removal with trapping and exclusion | $400 to $1,200 |
| One way exclusion doors | $200 to $400 each |
| Attic cleanup and sanitising | $300 to $1,000 |
| Insulation removal and replacement | $1,000 to $3,000 |
| Full attic remediation | $1,500 to $5,000 |
Exclusion prices by openings, not by rats. A newer Suntree or Viera home with three to five entry points typically runs $500 to $800 in sealing. An Apollo era Melbourne home with continuous soffit separation along multiple elevations can run $1,500 to $3,000. Published Florida data puts most residential rodent removal jobs between roughly $85 and $900 depending on severity.
Your insurance almost certainly does not cover it
Insurers classify rodent infestation as gradual and preventable rather than sudden and accidental, so rodent damage is excluded under most standard Florida policies, with many excluding infestation, nesting and waste discharge by name. Secondary damage is the exception: if rodents chew wiring and cause a fire, the fire damage may be covered while removal and the chewed wiring are not. Coverage varies by carrier, so read your own policy.
The part that catches homeowners out is the 4 point inspection. Most Florida insurers require one to bind or renew on an older home. It covers roof, electrical, plumbing and HVAC, and the electrical review includes visible wiring in accessible areas, which includes the attic. Rodent chewed attic wiring found in a 4 point can jeopardise a renewal, in a market where Brevard County coverage is already expensive and hard to hold. If you are working to a renewal or closing deadline, say so when you book.
